Momentum in 2007

What a year it has been for Momentum Property Solutions and our customers. The year of 2007 has been a year of growth, from a one man operation into a business which now has offices situated on the Gold Coast, Noosa Heads and plans to open a office in Melbourne.

Our sales figures have exceeded budget by nearly 50%, this is thanks to the great customer base we have, and the partnerships we have made over the last 12 months. The most satisfying aspect of the year 2006/2007 is the developments and regions we have chosen have really exceeded our expectations, and this trend is only set to continue.

South East Queensland Western Corridor is growing on average at 15% p.a. Land Prices have increased from $114,500 (Dec, 06) to $190,000 (Dec, 07) Rents have also increased and we are proud to announce that many of our clients are receiving 5.5%-6% rental yields. Through meticulous research Momentum Property Solutions is confident that we can continue to offer high growth, high rent and competitively priced properties in 2008.

From The Acquisitions Team

The Momentum Property Solutions Acquisition team is very excited about the past year and the future for 2008 in the South East Queensland Investment market. Land prices on average in the Ipswich and surrounding areas have risen by over $60,000.

  • MPSA strongly believes the Ipswich market has at least another 18 months of high growth and returns with investment houses already priced in Ipswich CBD well over $400,000 in some cases. We believe the Penthouse at Aspire apartments recently sold for approximately $1.5 million.
  • MPSA have already presented two estates in the Beenleigh area which sold out within a record of 7 days, we are also offering House and land packages in Coomera for under $400,000.

We are finalizing House and Land Packages in Melbourne’s Northern suburbs. This will be another high rent/ high growth area.

In early 2008 MPSA will be offering packages in the following areas:

Beenleigh – 12 House & Land Packages

Beaudesert – 100 House & Land Packages

Emerald Hill – Last stage

Settlers Ridge – 5 House & Land Packages

Ipswich named world's most liveable mid-sized city

IT'S official - Ipswich is now the most liveable mid-size city in the world, as awarded by an international panel made up of different cultures and ideas united by the single goal of making the environment where people live better.

This year celebrated the 10th anniversary of the full running of The International Awards for Liveable Communities, initially piloted in Spain in 1996.

Ipswich Mayor Paul Pisasale said it was a tremendous achievement for everyone who had worked so hard to lift the performance and image of the city.

"This award recognises that as a city we have embraced the future, yet respect our past' Cr Pisasale said.

"To win this prestigious award in London means that no one can ever again doubt the attributes of our wonderful city.

"We are the ‘little engine that could' and we will continue to work on correcting outdated perceptions of our proud city," Cr Pisasale said.

2007: A year on the road for me. Living in Noosa Heads is fantastic, the beach and lifestyle can’t be matched. However it is 2 Hours away from Ipswich. It’s been a great delight to meet so many of our clients and to take them for a drive down the Gateway Motorway, and show them exactly what we and our partners have been talking about. Ipswich and the surrounding area is a really exciting place to sell property. With an enormous amount of activity occurring in the area it is easy for all our customers to see why we have chosen Ipswich and the surrounding Western Corridor.

It’s also been pleasing to get to know a large number of our clients on a personal basis too. I have a learnt a lot about investing in property through conversations with all of you.
